Hulu Sungai Utara is a regency at the heart of South Kalimantan's wetlands, with Amuntai as its seat. The town is best known for Alabio duck and its salted eggs, and for Candi Agung, a heritage site from the Negara Dipa Kingdom that helped seed Banjar civilisation. About 185 km, or three to four hours' drive from Banjarmasin, housing demand here is driven more by local families and civil servants than by investment speculation.
Housing is spread across the three town districts, Amuntai Tengah, Amuntai Utara, and Amuntai Selatan, with Amuntai Tengah the densest and the seat of local government and trade. Subsidised housing estates in areas like Amuntai Selatan (one being Palm Akmal Jumba) are popular with young families, while Sungai Malang and Alabio (Sungai Pandan) are quieter and close to the duck-farming and purun-weaving trades.
Like other wetland regencies in South Kalimantan, most of Hulu Sungai Utara is low-lying, monotonously wet land, especially in Danau Panggang district, where roughly two-thirds is swamp and lake. Stilt houses on timber piles are still common outside the town centre, and even a modern Amuntai home is worth checking for floor height and drainage before the rainy season sets in.
On price, a subsidised type-36 house in Amuntai typically starts at Rp150 to 190 million, a solid pick for first-time buyers using subsidised KPR. Simple second-hand homes run Rp150 to 400 million, while a larger or two-storey home in the town centre can reach Rp700 million to around Rp1.5 billion.
