About This Area

Sungai Andai is an urban village (kelurahan) in North Banjarmasin district that, over the past two decades, has grown into one of the city's largest housing pockets. Along Jalan Sungai Andai, estate after estate has appeared, from subsidised starter homes to two-storey commercial builds, making it a popular entry point for young families and first-time buyers.

The appeal is simple: prices still gentler than the city centre, yet well connected. Jalan Sungai Andai links to Jalan Brigjen H. Hasan Basri (Kayu Tangi) on one side and feeds toward Jalan A. Yani on the other, two of Banjarmasin's main arteries. Its closeness to the Kayu Tangi campuses also leads some owners to run their homes as boarding houses (kos) or rentals.

Bear in mind that nearly all of Sungai Andai sits on filled wetland. The quality of the landfill, a plot's height relative to the road, and the estate's drainage matter far more to long-term comfort than the look of the house. Some spots flooded during the major 2021 floods, so one estate's water history can differ sharply from its neighbour's, check on the ground, don't just trust the brochure.
