# A First Home for Young Couples: From a Joint Budget to Planning for Kids

Vorneo Property · [首次购房](https://vorneo.id/zh/artikel/topik/beli-rumah-pertama/) · 2026-10-25

For many young couples, a first home is the first big financial decision you make together. It is exciting, and it raises a lot of questions. Whose money goes into the down payment? Whose name goes on the certificate? If you have kids, will the house still be big enough?

This article covers the issues that come up specifically for young couples. For the general steps of buying a home in Indonesia, start with our [guide to buying your first home](/en/artikel/panduan-membeli-rumah-pertama/).

## Start With an Honest Money Talk

Before you browse listings, sit down together and put every number on the table. Each person's income, regular spending, savings, and any debts or instalments still running. A motorbike loan, a credit card balance or an online loan that nobody mentioned often surfaces only when the bank checks your credit history.

Agree on how you will manage money. Some couples pool everything into one account, others split expenses by category. Either is fine, but it should be clear which account pays the mortgage and who makes sure it is never late.

Talk about career plans too. If one of you plans to study, change jobs, or stop working after a baby arrives, run the numbers with that scenario. A mortgage that only feels comfortable on two full salaries is a risky one.

## Building a Joint Budget

As a rule of thumb, many banks and planners keep total loan instalments at around a third of income. Young couples are better off staying well under that, because spending usually jumps once a child is born.

Your starting budget should cover:

- **The down payment**, which depends on the bank's policy and the type of home.
- **Transaction costs**, such as notary fees, taxes, and the bank's provision and admin fees.
- **Moving and furnishing**, from a mattress and a stove to curtains.
- **An emergency fund**, ideally still intact after everything above is paid.

To work out a sensible loan amount, see [how to calculate what you can afford](/en/artikel/menghitung-kemampuan-beli/).

If parents are helping with the down payment, write down whether it is a gift, a loan, or help for one of you specifically. That clarity heads off misunderstandings later, between the two of you and with the wider family.

## Combining Incomes for a Mortgage

Married couples can usually apply for a KPR (Kredit Pemilikan Rumah, an Indonesian bank mortgage) on combined income. It can raise the amount the bank will lend. The catch is that both of you are checked in SLIK, the credit reporting system run by the Financial Services Authority (OJK), and both of you sign the loan agreement. A bad record on either side can hurt the joint application.

We go through how banks calculate it, the documents, and the risks in [applying for a mortgage on joint income](/en/artikel/kpr-penghasilan-gabungan/).

If your income fits the criteria, look at the government's subsidised housing programme as well. The requirements, including income caps and not already owning a home, can change, so check with the lending bank.

## Whose Name Goes on the Certificate?

This question sparks a lot of small arguments, but the answer is simpler than people expect.

Under Indonesia's Marriage Law, a house bought during the marriage is joint marital property (harta bersama), whatever name is on the certificate. A house in the wife's name alone still belongs to both of you, and selling or mortgaging it later needs the other spouse's consent. The details are in our article on [joint marital property in property deals](/en/artikel/properti-harta-bersama/).

Things change when:

- **The house is bought before the wedding.** It becomes the buyer's separate property. If the other partner helps pay the mortgage after marriage, agree early on how that will be treated.
- **You have a marriage agreement.** A separation of property agreement can change who owns the house. Since Constitutional Court ruling No. 69/PUU-XIII/2015, such agreements can also be signed after the wedding. We cover this in [prenuptial agreements and property](/en/artikel/perjanjian-pranikah-dan-properti/).
- **The down payment comes from one partner's inheritance.** Keep the paper trail and talk to a notary, because how it is divided can be disputed later.

So choose the name on the certificate for practical reasons with the bank and paperwork, not as a statement about who contributed more.

## A Home That Works With Kids

Plenty of young couples buy for how life looks today, then find a few years later that the house feels cramped. Think about a home that works for the next five to ten years.

Worth checking:

- **Bedrooms.** Two is a reasonable starting point. A spare room can be a home office first and a nursery later.
- **Room to grow.** Does the leftover land at the back, or the structure itself, allow another room or floor? In a housing estate, ask the developer or management about renovation rules.
- **Safety.** Steep stairs, an open fish pond, or a front door straight onto a busy road deserve a second thought if you are planning on toddlers.
- **Surroundings.** Distance to schools, a clinic or hospital, and somewhere to play. Visit at school run time to see the traffic.

In Banjarmasin and the surrounding area, check the flood history as well. Much of the city sits on swampy ground and is affected by river tides. A street that floods after heavy rain is more than an inconvenience when you need to get a sick child to a doctor.

## Don't Spend Every Rupiah

The most common mistake young couples make is emptying their savings into the down payment and having nothing left when something comes up. Childbirth costs, house repairs, or one of you losing a job can happen at any time.

A slightly smaller or slightly further house that still leaves an emergency fund beats a dream home that makes you both anxious every time the instalment is due.

Ask the bank about mortgage life insurance too: does it cover one borrower or both? For couples relying on two incomes, cover for both is worth considering.

## Practical First Steps

1. Put all your finances on the table together, including debts.
2. Each of you checks your SLIK record and clears small arrears first.
3. Settle on an instalment you could still manage on one salary for a while.
4. Agree where the down payment comes from and note any family help.
5. Choose a house with your plans for children in the next few years in mind.
6. Understand joint property rules before deciding whose name goes on the certificate.

Buying a first home as a couple goes much more smoothly when everything is talked through openly from the start. If you are looking for a first home in Banjarmasin, Banjarbaru or nearby, the Vorneo Property team can help you find options that fit your shared budget.

## 常见问题

### Should we buy before or after we get married?

Either works, but the legal effect differs. A house bought before marriage is the buyer's separate property, while a house bought during the marriage is joint marital property. A mortgage on combined income also usually needs a marriage book first.

### Whose name should go on the certificate?

For a house bought during the marriage, the name on the certificate does not change its status as joint property unless you have a marriage agreement. Pick the name that is most practical for the bank and paperwork, and make sure you both understand the status.

### How many bedrooms do we need if we plan to have children?

Many couples start with two bedrooms, since one can go to the first child. More important is whether the house or the plot leaves room to add a bedroom later, and whether that change needs a permit.
