# Property in Barito Kuala and Marabahan: Swampland, Rice Fields and River Access

Vorneo Property · [南加里曼丹](https://vorneo.id/zh/artikel/topik/kalsel/) · 2026-10-25

Barito Kuala, usually shortened to Batola, is the regency to the west and north of Banjarmasin. Its seat is Marabahan, a town on the Barito River. For people in Banjarmasin, Batola often comes up as a cheaper place to buy a house or land, especially in the areas right on the city's edge.

But Batola's land calls for care. Most of it is tidal swamp, rice fields and riverbank. This guide covers what you need to understand before buying there.

## Getting to know Barito Kuala

Batola stretches along the Barito River and its tributaries. It's known as one of South Kalimantan's rice-growing areas, and many of its fields sit on swampland where the water rises and falls with the tide.

Another feature is the anjir and handil, man-made canals that cut through the farmland. Some place names in Batola come from them, such as Anjir Pasar and Anjir Muara. The canals manage water for the fields and used to be the main transport routes too.

Roughly speaking, property in Batola falls into two groups:

- **Areas joined onto Banjarmasin**, mainly in Kecamatan Alalak, such as Handil Bakti and Berangas. There are many new housing estates here, and homes of people who work in Banjarmasin.
- **Marabahan town and the inland villages**, with riverside houses, rice fields and family land.

Marabahan itself is a small town with the regency offices, a market, schools and a hospital. A house in town is usually easier to resell or rent out than land in a village far from the road. If you're buying for parents or family back home, think about the distance to health care and who will look after the house day to day. A timber house left empty in a humid area deteriorates quickly.

## What the bridges changed

Bridges have redrawn the map of Batola. The Barito Bridge links Banjarmasin with Batola and the road on to Central Kalimantan. The Rumpiang Bridge at Marabahan crosses the Barito near the regency seat.

In recent years, the new Sungai Alalak bridge has also cut the trip between North Banjarmasin and the Alalak area. The neighbourhoods around it are easier to reach, and new housing keeps going up.

For a buyer, that cuts both ways. Better access can push land values up. But a price that has already risen because of the bridge won't necessarily keep rising fast. Read our piece on [how infrastructure affects property values in South Kalimantan](/en/artikel/infrastruktur-dan-nilai-properti-kalsel/) so you don't buy on a story alone.

If you work in Banjarmasin, drive from the site to your office at rush hour. Close on the map doesn't always mean a short trip.

## Swampland and the cost of preparing it

Almost all raw land in Batola needs work before it can take an ordinary house. A few things make swampland different:

- **Soft ground.** Swamp and peat soil settles easily. A house needs a suitable foundation, such as posts or timber piles (cerucuk), or well-compacted fill.
- **Tidal water.** The water level can rise and fall daily and shifts with the seasons. Ask locals how high it gets at a spring tide.
- **Acidic soil.** Some swampland in Batola is acidic. That matters most for farming, but it can also affect well water.
- **The cost of fill.** Filling a large plot can be expensive. Get an estimate from a local contractor before you agree on a price for the land.

There's more detail in our guide to [homes on swampland](/en/artikel/hunian-lahan-rawa-banjarmasin/).

On water, many swampland homes use river water, wells or rainwater rather than a PDAM (municipal water) connection. Find out where the house you're looking at gets its water and how good it is. Our [guide to clean water on peatland](/en/artikel/air-bersih-lahan-gambut/) covers this.

## Rice fields and farmland rules

Because Batola grows rice, a lot of the land on offer is rice field. Fields usually sell for less than house plots, so they can look tempting as a place to build a house or warehouse.

Be careful. Some fields may be designated as Lahan Pertanian Pangan Berkelanjutan (LP2B), sustainable food farmland. That land is protected and can't simply be converted to buildings. Before buying a field you plan to build on:

- Check its zoning in the regency's spatial plan.
- Ask the Land Office and the agriculture office whether the plot is LP2B.
- Don't rely on the seller's promise that a permit is a sure thing.

Our guide to [buying rice fields and the LP2B rules](/en/artikel/membeli-sawah-lp2b/) explains the process.

## Land titles in the villages

Near the city, much of the land and housing is already certified, especially in housing estates. In villages further out, inherited land is often still held on old letters such as a Surat Keterangan Tanah (SKT), a village land statement, or a segel, and hasn't been transferred into the heirs' names.

Before you pay:

- Match the boundary markers against the document and against what the neighbours say.
- Make sure every heir agrees to sell, if it's family land.
- Check the village land register.
- Ask the Land Office (Kantor Pertanahan) whether the plot can be registered.

## Riverside houses in Marabahan

In Marabahan and the villages along the Barito you can still find timber stilt houses on the riverbank. They have real charm, but they need upkeep. Check the posts, the floors and any timber that sits in water. Ask about the river setback line too, since a building too close to the river can run into trouble when you apply for permits.

Our guide to [riverside homes](/en/artikel/rumah-tepi-sungai-banjarmasin/) helps you judge a house like this.

## Practical steps

1. Decide whether you need a ready home near Banjarmasin or land further inland.
2. Visit at a spring tide and in the rainy season.
3. Get an estimate for fill or foundations before you make an offer.
4. Check the land document, the zoning and the LP2B status.
5. Use a land deed official (PPAT) for the deed of sale.

Batola offers lower prices and access that keeps improving, as long as you understand its land. To see what's available, browse [land for sale in Barito Kuala](/en/properti/tanah-dijual/barito-kuala/), and the Vorneo Property team can help you check the land and its paperwork.

## 常见问题

### Does land in Barito Kuala need filling before you build?

Most of Barito Kuala is tidal swampland, so a lot of raw land needs filling and compacting, or a special foundation, before it can take a house. That can cost a lot, so get an estimate from a local contractor before you agree on a price for the land.

### Can I build a house on a rice field in Barito Kuala?

Not necessarily. Barito Kuala is a rice-growing area, and some of its fields may be protected as Lahan Pertanian Pangan Berkelanjutan (LP2B), sustainable food farmland. Check the zoning with the Land Office and the local planning office before buying a field to build on.

### Which part of Barito Kuala is closest to Banjarmasin?

Kecamatan Alalak, including areas such as Handil Bakti and Berangas, borders the north side of Banjarmasin directly. The Sungai Alalak bridge has shortened the trip from there to North Banjarmasin.
