# How to Use the BHUMI ATR/BPN Map to Check a Land Parcel

Vorneo Property · [Tips & Inspection](https://vorneo.id/en/artikel/topik/tips-survei/) · 2026-11-06

BHUMI is the land parcel map of the Ministry of Agrarian Affairs and Spatial Planning (ATR/BPN). Anyone can open it from a phone or laptop at bhumi.atrbpn.go.id/peta.

For a land buyer, BHUMI is useful for one thing: looking before you go to the office and before you pay. Is this parcel registered? Under what right, how big, and where exactly? Who are the neighbours?

BHUMI also has limits. This article explains the steps, what you can read, and what you must not conclude from the map.

## What BHUMI shows

BHUMI runs on ATR/BPN's ATLAS geoportal and displays the map of officially registered parcels. For a parcel that is found, you can usually see:

- **NIB or right number.** The parcel's identity number in the land system.
- **Type of right.** For example freehold (hak milik) or building rights (HGB).
- **Area.** To compare with the area on the certificate.
- **Location.** The position on the map and its administrative area.

Besides parcels there are other layers such as land use, place names and land value information. The layers can change and aren't equally complete in every area, so treat them as early material, not as transaction figures. For zoning, [checking land use and zoning](/en/artikel/cek-tata-ruang-tanah/) covers a better route.

## Steps to check a parcel

If you already have the right number or NIB from the seller's certificate:

1. Open bhumi.atrbpn.go.id/peta and accept the map access permission the first time it appears.
2. Click the magnifier icon or the **Cari Lokasi** (search location) menu.
3. Choose the search type: by NIB or right number, by coordinates, or by administrative area.
4. Fill in the province, regency or city, and village, then enter the NIB or right number and click **Cari Bidang** (search parcel).
5. The parcel appears on the map with its information.

Then match:

- The right number and type of right against the physical certificate.
- The area on the map against the area on the certificate.
- Its position against the spot the seller points to on the ground.

If something doesn't match, stop. Don't assume it's a typo. A difference in area can point to an old certificate, a parcel that has shifted, or documents that don't describe the land on offer.

## If you don't have a right number

A seller of land on a segel letter or SKT has no NIB. In that case BHUMI is used differently: move the map to the location, then see whether certified parcels exist around it and whether the point the seller indicates overlaps a registered parcel.

Land that looks empty on the map doesn't necessarily have no right on it. The data may simply not be digitised yet. On the other hand, land that already shows a parcel may be part of someone else's. The process is laid out in [understanding SKT and segel land letters](/en/artikel/skt-dan-segel-tanah/).

## Reading the neighbouring parcels

A tidy parcel map helps you spot problems that are hard to see from the fence:

- **Overlapping parcels.** Two parcel lines crossing can mean two certificates or an inaccurate survey.
- **Road access.** Does the parcel face a road that is on the map? See also [land without road access](/en/artikel/tanah-tanpa-akses-jalan/).
- **Certified parcels around it.** An area with many registered parcels is usually easier to process for transfer.
- **Odd boundary patterns.** A long thin parcel or an unusual shape can hint at a split or an old survey.

## What BHUMI cannot prove

This is the most misunderstood part.

- **It isn't proof of rights.** Proof of rights is the certificate that matches the land book and the survey letter at the land office. A BHUMI result is first-look information only.
- **It doesn't set boundaries.** A line on the map doesn't replace a survey on the ground. Boundaries are set by measuring. For boundary issues, read [measuring land area](/en/artikel/mengukur-luas-tanah/) and [boundary disputes with neighbours](/en/artikel/sengketa-batas-tanah-dengan-tetangga/).
- **It doesn't show every note.** Blocks, seizures and mortgages are checked at the land office through a PPAT, not from a map. See [blocked or seized certificates](/en/artikel/sertifikat-diblokir-atau-disita/).
- **It doesn't decide forest area or other permits.** For forest area status, ask the forestry office. For concession permits, ask the relevant agency.
- **Land value isn't the transaction price.** The figure on the map is an indication of land value, not what you should pay. The different value measures are explained in [NJOP, market price and appraisal](/en/artikel/njop-harga-pasar-dan-appraisal/).

## An example: from the listing to the check

Say you see a listing for 300 square metres on the edge of Banjarbaru. The seller sends a photo of a freehold certificate. A sensible order:

1. Note the right number and the village from the photo, then search for it in BHUMI.
2. The parcel shows up, but the area on the map is 250 square metres. That difference needs an explanation, not a shrug.
3. Ask the seller. Perhaps part of the land was split off and sold, or the certificate is old and the size has changed.
4. Visit the site with the seller and the neighbours, and compare the boundary markers with the shape of the parcel on the map.
5. Ask the PPAT to check the certificate at the land office before you pay a large deposit.

The numbers in this example are only an illustration. The point: the map tells you what to ask from the start.

## The companion app: Sentuh Tanahku

Besides the map, ATR/BPN offers the Sentuh Tanahku app. It is used, among other things, to follow the status of an application and, for electronic certificates, to scan the QR code to check authenticity. Download it only from the official app store on your phone. For digital certificates, see [electronic land certificates](/en/artikel/sertifikat-tanah-elektronik/).

## Safe habits

- Save a screenshot of the search result with the date.
- Don't share a full photo of the certificate in public. Cover the personal data.
- Do the online check before the survey, then match it again on the ground.
- Carry on to [how to check a land certificate](/en/artikel/cara-cek-sertifikat-tanah/) and the PPAT's check, instead of stopping at the map.

## If the data isn't found or doesn't match

Common causes: a typo in the number, a parcel not yet digitised, a certificate still in administrative processing, or land that isn't registered. Check the typing first. If it still doesn't show, go to the local land office with the original certificate and your ID.

## Next step

BHUMI reduces surprises, but it doesn't replace the PPAT and the land office. If you want help matching documents and location before buying land, see the [Vorneo property catalogue](/properti/) or get in touch through the [contact page](/kontak/).

## Common Questions

### Can BHUMI prove the land belongs to the seller?

No. BHUMI is a map and first-look data. Proof of rights remains the certificate that matches the land book (Buku Tanah) at the land office (Kantor Pertanahan). Use BHUMI to match the right number, area and location, then verify at the land office for anything official.

### Why doesn't the land I'm looking for show up in BHUMI?

The likely reasons: a typo in the NIB or right number, the parcel hasn't been digitised, the certificate is still in administrative processing, or the land isn't registered at all, as with land held on an SKT or old segel letter. If it still doesn't show up, take the original certificate and your ID to the local land office.

### Is the BHUMI map used to set a boundary on the ground?

No. A parcel's position on the map doesn't replace a survey. Boundaries on the ground are set by a land office survey or a licensed surveyor, with the agreement of the neighbouring owners. The map only helps you see the position and the neighbouring parcels.
