# The Jalan Ahmad Yani Corridor from Banjarmasin to Banjarbaru: A Property Guide

Vorneo Property · [South Kalimantan](https://vorneo.id/en/artikel/topik/kalsel/) · 2026-10-25

Jalan Ahmad Yani is the main road linking Banjarmasin with Banjarbaru and on to Martapura. Locals call it "Jalan A. Yani", and addresses along it are often written with a kilometre marker, such as "Km 6" or "Km 17".

You'll find almost every kind of property along this corridor: shophouses (ruko), warehouses, car dealers, restaurants, housing estates down the side lanes, and empty plots on the roadside. This guide explains how to read the corridor before you buy or rent.

## The areas it passes through

From central Banjarmasin, Jalan A. Yani heads southeast. Once it leaves the city, it passes through Kertak Hanyar and Gambut, which belong to Kabupaten Banjar (Banjar Regency). It then enters Landasan Ulin in Banjarbaru, near Syamsudin Noor Airport, runs through central Banjarbaru and continues to Martapura.

So one road crosses three local governments: the city of Banjarmasin, Kabupaten Banjar and the city of Banjarbaru. That matters, because zoning rules, local taxes and the office that issues permits can all differ depending on where your site falls.

## Reading kilometre addresses

An address like "Jl. A. Yani Km 12" helps people picture the area. The number is a rough distance from where the road starts in Banjarmasin. For a purchase, though, it isn't enough:

- One kilometre covers a long stretch, on both sides of the road.
- Addresses aren't written consistently. Some say "Km 12", some "Km 12.5", and some use a lane or estate name instead.
- A kilometre marker can make you think a site is still in Banjarmasin when it's already in Kabupaten Banjar.

So always ask for coordinates or a map pin, the kelurahan or village, and the kecamatan (district). Match all of it against the certificate and the land and building tax (PBB) bill. If anything doesn't line up, ask before going further. A small mismatch, such as a different village name, can mean the land you were shown isn't the land on the certificate.

## Shophouses and business plots on the roadside

This corridor is one of South Kalimantan's main business strips. Roadside shophouses and land are often seen as a safe bet. In practice, not every spot is equally good.

Things to check:

- **Which side of the road.** Morning and evening traffic can flow in different directions. Shops selling daily needs often do better on the side people drive home on.
- **U-turns.** Jalan A. Yani has a median along much of its length. A site far from a U-turn forces customers coming the other way to loop a long way round.
- **Parking.** If customers can't stop safely, heavy traffic doesn't help much.
- **Empty shophouses nearby.** If many units in the same row are empty or up for sale, find out why.
- **Setback lines and widening plans.** Ask the local public works and spatial planning office (Dinas PUPR) about the required distance from the road and any plans to widen it.

## Traffic and travel time

Jalan A. Yani is the main commuter route between Banjarmasin and Banjarbaru. At rush hour some stretches get congested, especially closer to Banjarmasin. Trucks and freight vehicles use it too.

If you're buying a house off a side lane of A. Yani and plan to commute every day, don't rely on a map app's estimate. Drive the route yourself at the times you'd actually travel. Also notice how hard it is to pull out of the lane onto the main road at rush hour, since that can take longer than the drive itself.

## Flooding on the low stretches

Much of the ground on the Banjarmasin, Kertak Hanyar and Gambut side is swamp. Towards Banjarbaru the land is generally higher. On the low stretches, roads and yards can flood in heavy rain, and parts of the area around this corridor were hit by the January 2021 flood.

For a roadside house or shophouse, check:

- The floor level against the road surface. A road that has been raised during repairs can leave older buildings sitting lower than the road.
- Where water from the yard drains to, and whether the drain out front flows freely.
- Whether the business next door has ever had water come inside.

## Houses down the side lanes

Many housing estates sit on lanes or roads branching off A. Yani. Homes there are often quieter and cheaper than property on the main road, while still close to it.

Things to look at:

- The width and condition of the access road, especially if you have a car.
- How far the house is from A. Yani.
- Whether the access road floods in the rain.
- Whether the access road is public, or still sits on someone else's land.

## Warehouses and larger businesses

Besides shophouses, the corridor draws demand for warehouses, workshops and businesses that need a big plot. For these, check whether trucks can get in and turn around inside the plot, because trucks reversing onto the main road are dangerous and a common complaint from neighbours. Also check the zoning in the spatial plan, since not every roadside plot can be used as a warehouse. Our guide to [renting or buying a warehouse](/en/artikel/sewa-atau-beli-gudang/) covers the numbers.

## Practical steps

1. Ask for a map pin, the kelurahan or village, and the kecamatan, not just a kilometre marker.
2. Confirm whether the site is in Banjarmasin, Kabupaten Banjar or Banjarbaru.
3. Visit at rush hour and in the rain.
4. For a shophouse, check the side of the road, U-turns, parking and widening plans.
5. Match the certificate and PBB bill to the site you actually saw.

The A. Yani corridor gives easy access to two cities, and small details decide whether a given spot suits you. Browse [shophouses for sale in Banjarmasin](/en/properti/ruko-dijual/banjarmasin/), and the Vorneo Property team can help you size up a location with you.

## Common Questions

### What does an address like Jalan A. Yani Km 10 mean?

The kilometre number is a rough distance from where the road starts in Banjarmasin. It helps people picture the area, but it isn't precise enough for a purchase. Ask for coordinates or a map pin and the kelurahan or village name, and match them against the certificate.

### Will a shophouse on Jalan Ahmad Yani always find a tenant?

No. Heavy traffic doesn't automatically mean customers who stop. Look at parking, the distance to a U-turn, which side of the road it's on, and how many shophouses nearby stand empty before you buy.

### Which areas does Jalan Ahmad Yani pass through between Banjarmasin and Banjarbaru?

From Banjarmasin it runs through Kertak Hanyar and Gambut in Kabupaten Banjar, then into Landasan Ulin in Banjarbaru, and carries on to Martapura.
